We have a simple tenancy application process which can be completed entirely online using your smart phone, tablet or computer. The first step is to complete the relevant online application forms available below. If you have all the information available, it should take you less than 15 minutes to complete the form.
PLEASE DO NOT PAY A HOLDING DEPOSIT / FEE TO OPENRENT OR ANY OTHER AGENT. Should we require a holding deposit we will provide our bank details for direct bank transfer.
You should complete your application form as soon as possible because properties remain on the market until we receive the completed application, supporting documents and the tenancy agreement is signed.
Completing the form does not commit you to taking up a tenancy it simply provides us with the information to perform the necessary checks and progress your application.
After you submit the form and copies of your other evidence including passport photo page, we will then perform the necessary checks:
- ID check and government Right To Rent check
- Existing landlord reference (if applicable)
- Employer reference to verify your employment and income (if applicable)
- Income / affordability check (proof of income at very least 2 x rent)
- Credit check

If your gross monthly income (before tax and other deductions) is less than this then we may still be able to accept you as a tenant if you are able to provide a suitable guarantor. We normally always require a guarantor for student tenants. Speak to your landlord if this is the case.
If you are applying as a couple then we will use your joint income so for example if 1 person earns £1,000 and the other £750 per month then we would use £1,750 as your joint income for the affordability check.
Depending on which property you select we are able to offer minimum 6 month or 12 month contracts. We are almost always happy to extend it for tenants who wish to continue living with us longer term, just speak to your Landlord about this. We have numerous tenants who have chosen to rent their homes from us for many years. Our initial contract term for Students is 11 months (1 Sept to 31 July) and this can then be extended for further years if required.
What documents or information do I need ?
In order to successfully complete the relevant application form you will need the following details :
- Your bank account details (Sort code, account number)
- Current and previous addresses (for last 3 years)
- Current Landlord’s email address
- Passport (or ID card) and/or driving licence details (if any)
- National insurance number [ Not required for students ]
- Your employer’s details, including manager or HR email address [ Not required for students ]
- 3 months bank current account statements [ Not required for students ]
- 3 months pay slips [ Not required for students ]
We suggest you have all this information to hand before starting to complete the application form.
To be classified as a student you will need proof that you are attending a full time course of multi-year duration at the University. As a student you then won’t need proof of employment / income for yourself but you will need a guarantor who can provide this.
What's the process ?
Application Form
Typically takes about 15 minutes
Gather your required documents ( ID, payslips, banks statements) then complete and submit the online application form
Upload documents
Typically takes about 5 minutes
If you haven't already provided your supporting documents ( ID, payslips, bank statements ) with the application form then upload them using our secure document upload form
Checking
Typically takes 1 to 2 days
We will check your application and documentation and then :
- Perform a Right to Rent check
- Contact your Employer to verify your employment
- Contact your Landlord for a reference
- Check you have sufficient income
- Perform a credit check
Contract
Once you have passed all the checks then we will prepare an Assured Shorthold Tenancy Agreement for you to check and sign online
Move In
On your agreed move in date you'll meet the Landlord at the property to be shown around and collect the keys

What should I do after submitting the application form?
If you didn’t submit your additional documents as part of your application, after successfully submitting the application form you’ll need to scan (or photograph) the following information (in JPG, PDF or TIF format) :
ALL applicants and GUARANTORS (including students) :
- Copy of Passport photo page
- Copy of UK residency visa / right to rent documents and share code (if not UK citizen)
Non-student applicants and GUARANTORS :
- 3 months bank statements (current account)
- 3 months pay slips (if applicable)

Data Protection / GDPR
Pay4Property Ltd take the issue of security and data protection very seriously and strictly adhere to guidelines published in the General Data Protection Regulation (EU) 2016/679 which is applicable from the 25th May 2018, together with any domestic laws subsequently enacted.
The information provided for the tenancy application will be used to assess suitability as a tenant or guarantor and will then be used to create and manage the tenancy in line with our GDPR Fair Processing Notice.
We are notified as a Data Controller with the Office of the Information Commissioner under registration number ZA104757 and you can download our GDPR Fair Processing Notice in PDF format which provides details of how we collect, store and process your information. Access to the application information is restricted to the 2 directors of Pay4Property Ltd.

About Pay4Property
Pay4Property Ltd is a residential letting company with properties in Worcester and Coventry. We provide good quality, well maintained accomodation at sensible prices.
The company is managed by Chris Baron who is a member of the National Landlord’s Association and is an NRLA Accredited Landlord and CLAS Accredited Landlord.
All our properties are licenced by the relevant City Council and rented on Assured Shorthold Tenancy (AST) agreements.
Your tenancy deposit will be protected in a government authorised Tenancy Deposit Protection Scheme. The scheme we use is MyDeposits. You will be given an official protection certificate that you can validate online to show that your tenancy deposit has been properly protected.
